You know what struck me first about Direct Collective – Pavilion and Governor on Brookes? It’s this whole industrial-chic thing they’ve got going on, but not in that try-hard way some places do. I mean, Bowen Hills isn’t exactly where you’d expect to find a boutique hotel – it’s more known for warehouses and that massive entertainment precinct – but honestly, that’s kind of what makes this place work. The building itself has this converted warehouse vibe, all exposed brick and concrete, but they’ve softened it with really thoughtful touches. The lobby actually smells like eucalyptus and something citrusy, not that generic hotel air freshener stuff, and there’s this incredible natural light that floods in through these massive windows.
The location is honestly perfect if you know Brisbane at all. You’re literally a ten-minute walk to the RNA Showgrounds (which is brilliant if you’re here during Ekka), and getting into the city is dead easy – the train station is right there, or you can walk down to Fortitude Valley in about fifteen minutes. What I really appreciated though was how quiet it gets at night. Yeah, you’re close to all the action, but Brookes Street itself is pretty residential, so you’re not dealing with the weekend chaos that hits the Valley. The rooms are spacious – I stayed in one of the pavilion-style suites and could actually spread out my stuff without feeling cramped. The bathroom was one of those rainfall shower situations that actually has decent water pressure, and the bed was firm but not rock-hard (I’m picky about mattresses, so this matters). There’s proper blackout curtains too, which you don’t always get in converted buildings like this.
What really sets this place apart is the staff – they know the area inside and out. When I mentioned wanting good coffee that wasn’t Starbucks, they pointed me toward this little place on Bowen Bridge Road that I never would’ve found otherwise. The check-in was smooth, parking was included in a secured garage (which is actually a big deal in Brisbane), and they had this local welcome basket thing with stuff from nearby businesses. I’ll be honest, the 8.3 rating feels about right – it’s not trying to be the Ritz, but it’s doing its own thing really well. The price point makes sense for what you get, and if you’re someone who likes staying somewhere with character rather than another generic hotel tower, you’ll probably love it here. Just don’t expect a pool – there isn’t one – but with South Bank a short trip away, it’s not really an issue.

Very clean. Good beds. Quiet. Lovely view
the room exceeded expectations relative to the price. We had an entire 3 bedroom, 2 bathroom apartment with a huge balcony. The kitchen was well appointed with corckery and appliances. Great value for money, would definitely book again.
We were attending an event in Fortitude valley which was a 15 minute walk from this property making it very accessible
