When I first walked into the lobby on Ann Street, I honestly wasn’t expecting much from the outside (Brisbane CBD can be hit or miss with these mid-tier hotels), but there’s something refreshingly unpretentious about this place that grew on me pretty quickly.
The location is actually brilliant if you know Brisbane at all. You’re literally a two-minute walk from Queen Street Mall, which means you can duck out for coffee or groceries without dealing with the tourist crowds around the main hotel strips. I mean, you’re still in the thick of things – I could hear the city hum from my room, but it wasn’t that jarring traffic noise you get closer to the motorway. The staff at check-in were genuinely helpful too, not just going through the motions. They actually knew the neighborhood well enough to recommend that little Vietnamese place around the corner on Adelaide Street (which, by the way, is fantastic if you’re tired of hotel restaurant prices).
What I really appreciated was how the Rothbury feels like it’s designed for people who actually travel, not just Instagram moments. The rooms are properly functional – decent desk space if you need to work, bathroom that’s bigger than a shoebox, and honestly, the bed was way more comfortable than I expected for a 4-star. The air conditioning worked without sounding like a jet engine, which is more than I can say for some fancier places I’ve stayed. You know what really sold me though? They had proper blackout curtains. Small thing, but when you’re dealing with jet lag or just want to sleep past sunrise, it matters. The whole place has this relaxed, lived-in quality that makes you feel like you can actually unwind instead of worrying about disturbing some perfect hotel aesthetic. Sure, it’s not going to win any design awards, and the fitness center is pretty basic, but sometimes you just want a place that works well without the bells and whistles. If you’re looking for somewhere central, comfortable, and reasonably priced in Brisbane CBD – without the tourist markup of the riverfront properties – the Rothbury’s worth considering.

The Rothbury is conveniently located within walking distance to Central Station & Christies Training Centre. This was extremely conveient for an out-of-town traveller who flew to Brisbane.
The room was well appointed and clean. Looks from the outside are deceiving and it me be old but a grand old building.
Also very quiet for being on a busy street. Close to good food and shops,
Loved the location, we could walk to most things we needed within the city! The aircon was very good and efficient. The kitchen was well stocked. The apartment was comfortable and roomy. It was well cleaned except for some mould in the showers.
The location of the Hotel was excellent from my point of view; easy walking distance to Central Train Station and restaurants in the river walk area. Also easy to access the CBD, Roma Street Parklands and South Bank Cultural Areas; the last two either by train or foot.
Particularly liked the extra space in the room with a separate lounge area to the bedroom and bathroom. Also appreciated the combined front loading washer and dryer.

Excellent location opposite train station, short walk to Queen Street. Plenty of parking alternatives if you don't want the $60 per day insult. Beautiful, elegant old building that would hold so many stories.
The hotel is period and was a pleasure to stay in. It was well appointed and very clean. You felt like you were walking into amovie set on arrival and the foyer was even better. It was convenient to the train network and a short walk to ANZAC Square and many of Brisbane's inner city attractions.
