First Impressions
Walking up to Brisbane Manor on Gregory Terrace, you get that comfortable feeling of a place that knows what it’s doing without trying too hard. It’s a three-star property that honestly feels more welcoming than some fancier spots I’ve stayed at. There’s something refreshing about a hotel that focuses on getting the basics right rather than overwhelming you with unnecessary frills. The straightforward approach here is genuinely appealing and sets the tone for the entire experience.
Location & Getting Around
The Fortitude Valley location is actually brilliant, especially if you want to experience Brisbane beyond the typical tourist bubble. You’re walking distance to the Valley’s famous nightlife scene, but Gregory Terrace itself is surprisingly quiet — you can actually sleep here. What really sold me was the parking situation; finding a hotel with free on-site parking in this area is like striking gold. The couples who rate this location so highly (apparently 8.6 out of 10) aren’t wrong. You can walk to Chinatown in about five minutes, and the train station is close enough that getting into the CBD is effortless.
The Room Experience
My room was clean and functional, which sounds boring but is exactly what you want after a long day exploring. The beds are comfortable enough, and there’s decent space to spread out your stuff without feeling cramped. You know what I appreciated? The windows actually open properly, and the air conditioning works without sounding like a freight train. These might seem like small things, but they’re the details that make or break a stay when you’re trying to get a good night’s sleep. Attention to these fundamentals really matters.
Service & Atmosphere
The staff here seem genuinely happy to help, which creates this relaxed atmosphere throughout the property. I noticed quite a few guests mentioning they’d stayed before — apparently Brisbane Manor has more repeat visitors than most places. After spending a few nights here, I can see why that loyalty exists. There’s no pretense, just solid hospitality and people who remember your name. The common areas feel lived-in rather than sterile, and you’ll often find guests chatting in the lobby like they’re old friends.
Why Guests Love It
Brisbane Manor works because it delivers exactly what it promises without any surprises (good or bad). You’re not paying for marble bathrooms or a rooftop pool, but you’re getting a reliable base in one of Brisbane’s most interesting neighborhoods. The free parking alone probably saves you $30-40 a night compared to other Valley accommodations. The location means you can explore both the edgy nightlife scene and the more cultural attractions without needing a car. It’s the kind of place where you focus on enjoying Brisbane rather than being impressed by your hotel. Honestly, that’s often the better way to travel.
To book a hotel in Brisbane during winter festivals, visitors plan ahead to balance laneway dining with gallery nights across South Bank.

What Our Guests Say
I just needed to get away for a night and this was perfect
Location was good.
Clean, safe. Central location.
Very good for the price, location was good for Fortitude Valley which has a lot of nightclubs and it's a small commute to the CBD. Air conditioner was excellent.
Easy access. Well positioned. Car parking.
Comfortable, clean basic accommodation with a great price for a balcony and en ensuite. Lovely old building
Good value for money. If your looking for a place to crash if you are doing things in the valley.
It's easily walking distance from Fortitude Valley train station. The shower I used had pretty good water pressure and supplied body wash. The price was good compared to other options in the area.
Wasn’t there long enough to give a true appraisal
An interesting building conveniently located .
