The moment you pull up, you’re not dealing with some generic high-rise – this is proper Queensland architecture that actually respects where it sits. The building has this gorgeous wraparound veranda that catches the afternoon breeze perfectly, and honestly, that’s when you know someone designed this place with Brisbane’s sticky summers in mind.
What really gets me is how they’ve nailed the location without shouting about it. You’re in Balmoral, which means you’re away from the CBD chaos but still ridiculously close to everything that matters. The Bulimba ferry terminal is basically a pleasant walk away – I mean, you could stumble there after a few drinks at the Oxford Hotel down the street. And speaking of walks, the CityCat ride into the city is actually one of those tourist things that locals do too, especially when the jacarandas are blooming along the river. The whole Hawthorne-Bulimba strip has this village-y feel that makes you forget you’re in a major city, but then you remember you can be in the Queen Street Mall in twenty minutes if you need to be.
The rooms themselves – well, they’ve managed to keep that Queenslander charm without making you feel like you’re staying in a museum. High ceilings, proper cross-ventilation, and those beautiful timber floors that creak just enough to remind you of the building’s character. The staff actually know the neighborhood, which sounds basic but you’d be surprised how rare that is. They’ll tell you about the Saturday markets at Bulimba, or that little coffee spot on Oxford Street that does the best flat white on this side of the river. Parking’s sorted without drama, which anyone who’s driven around Brisbane’s inner suburbs will appreciate. The whole place runs at this relaxed pace that matches the area perfectly – check-in doesn’t feel rushed, breakfast service lets you linger, and there’s this general sense that they get what people want from a Brisbane stay. It’s got that 9.2 rating for good reason, and honestly, it feels like staying at the well-appointed home of a friend who has impeccable taste and happens to live in one of Brisbane’s most liveable pockets.

Brilliant location and super comfortable facilities in beautiful surroundings
Charming homely property, great host, who was very flexible. The breakfast provided with handmade sourdough was lovely and most appreciated.
Our room was decorated very nicely and the garden out the back was absolutely stunning during the day and at night with the lights it was just beautiful and so well kept.
It is a nice area and quit. In walking distance to the next water transport. The room was comfortable and there was also an outside area.

The room was spacious with a beautiful ensuite bathroom, comfortable and private with an outdoor area for breakfast and relaxing. I had full use of a shared kitchenette and the breakfast foods provided were ample and delicious. Communication was excellent, local advice of things to do and places to go was much appreciated. The home is in a great location, close to shops, restaurants and the river where you can catch the ferry into the city. I highly recommend staying at Balmoral Queenslander.

The private garden was lovely. The location was excellent only a 10 minute walk to the centre of Bulimba and the ferry terminal.
