I mean, you’re literally 15 minutes from the city center, but the street feels like proper suburbia with those established gum trees and the kind of neighborhood where people still chat over fences.
The “Modern Simplicity” name isn’t just marketing fluff either – whoever set this place up really did strip things back to what you actually need without making it feel stark or cold. The kitchenette has this nice compact design that works way better than those cramped hotel setups, and I loved that they included proper coffee gear (not just instant sachets). The bathroom’s small but cleverly done, with one of those rainfall showerheads that actually has decent pressure. What really got me though was the bed – honestly wasn’t expecting memory foam in a 3-star granny flat, but there you go. Only minor gripe is the air conditioning unit can be a bit noisy if you’re sensitive to that sort of thing, though it cools the space down quickly enough.
Belmont itself is one of those Brisbane suburbs that locals know but tourists often miss, and that’s actually part of its charm. You’ve got Belmont State School just around the corner (so expect some kid chatter around 3pm on weekdays), and there’s this little strip of shops on Old Cleveland Road that includes a surprisingly good Vietnamese place and a decent IGA for basics. The train station’s about a 10-minute walk – not the most scenic stroll, but totally doable, and the Morningside line gets you into the city without the hassle of driving and parking. What I really appreciated was having my own little entrance and a small outdoor area where I could sit with my morning coffee. The hosts were pretty hands-off in the best way – clear instructions via text, easy keypad entry, and they left me completely alone unless I needed something. For the price point and that 8.5 rating, it makes total sense. This isn’t luxury accommodation, but it’s exactly what it promises to be: clean, comfortable, and genuinely convenient for exploring Brisbane without the hotel markup or the chaos of staying right in the thick of things.
