Walking up to this four-star spot on Leichhardt Street, I wasn’t expecting much honestly (Spring Hill can be hit or miss), but there’s something genuinely welcoming about the place that hits you right away. The lobby’s got this warm, lived-in feel that doesn’t scream “corporate hotel chain,” which is refreshing when you’ve been bouncing between cookie-cutter places.
The location is actually pretty clever if you think about it. You’re tucked away on a quieter stretch of Leichhardt Street, so you’re not dealing with the constant rumble of traffic that plagues some of the hotels closer to the main drags, but you can still walk to the city center without breaking a sweat. I found myself wandering down to the Botanic Gardens in the mornings – it’s maybe a 10-minute stroll through some lovely old Brisbane streets that most tourists never see. The staff seemed to get that too; they’d casually mention shortcuts to South Bank or point out which coffee shops on Boundary Street were worth hitting up (and trust me, there are some gems tucked away there).
What really struck me was how the hotel feels like it actually belongs in Brisbane rather than some generic international property that could be anywhere. The rooms have this comfortable, unfussy vibe – clean lines, decent space, and windows that actually open (you’d be surprised how rare that’s becoming). The air conditioning works properly, which honestly is non-negotiable during Brisbane summers, and the beds are genuinely comfortable, not just hotel-marketing comfortable. I mean, I’m picky about sleep, and I was out like a light both nights. The bathrooms are well-designed too – good water pressure, decent lighting for getting ready, and they’ve clearly thought about storage space. Small details, but they matter when you’re actually living in the space.
The 7.7 rating makes sense to me – it’s not trying to be the flashiest place in town, but it nails the fundamentals really well. Breakfast was solid (not mind-blowing, but definitely better than those sad continental spreads some places serve), and the common areas feel like spaces people actually want to hang out in rather than just pass through. I noticed other guests seemed relaxed and unhurried, which usually tells you something about a place’s atmosphere. The front desk staff were genuinely helpful too – not just polite, but actually knowledgeable about the area and willing to have real conversations about what’s worth seeing.
If you’re looking for over-the-top luxury or Instagram-worthy amenities, this probably isn’t your spot. But if you want a really comfortable base for exploring Brisbane that feels authentic and well-run, The Sedgebrook gets it right. It’s the kind of place where you can settle in for a few days and feel like you’re experiencing the city rather than just passing through it.

The host was super helpful and offered to switch our room when the freezer was iced over. The view was great over Brisbane CBD. Location a short walk into the city and we even ventured to Southbank and back. Host easy to communicate with and organize check in. Would recommend to stay here.
Location excellent. Easy walking into the city, public transport easily accessible. Great views of the city. Friendly staff. We were able to have our small dog there which was amazing. Beautiful parks and gardens just minutes away. Car parking underneath, safe & secure. It was a home away from home for our 9-day stay.

Our room was essentially a one-bedroom unit, with full kitchen and utensils, bathroom, washing machine and dryer, loungeroom, dining table, balcony, barbecue ... the list goes on. Most of these I didn't even use, but it felt good that I had a great many options open to me. The city view from the balcony was very pleasant, as I sat reading a book and sipping my morning coffee. I particularly liked that the TV came on instantly when the button was pressed on the remote (I had recently experienced elsewhere a TV that took more than 30 seconds to power up). When I asked for an additional pillow, it was brought to the room within minutes.
The Spring Hill location suited me. There was a small supermarket one block to the north for breakfast supplies etc, and the walk to Queen Street Mall was quite manageable downhill (the return uphill was another matter!) There were a few cafes nearby, though some of them didn't open on weekends.
The person on reception was helpful and cheerful each time I saw them.
Great customer service. Good position. Nice views. Okay price.
